      Yes, sadly that's all we do too. Although I spent over 4k on insulation my floors last year, and over 1k for unreimbursed storm damage. None is eligible unless you have enough to itemize. Also only the materials are eligible for the deductions.

      Not complaining though because the long forms were a hassle.

        Turbo tax been using it for 10 years still surprises me how easy to use do the interview then download TD Ameritrade stock sales then hit the file button done.

          Even with the rental, we always end up having to pay some small amount - few hundred dollars. I typically have them done by the time we pull out in March, which is my plan again this year (8th is the target date). I don't really like doing them, so I break it up into three sections - one day for personal information & income, one for adding the house and expenses, and the last (my very least favorite) the depreciation on the house, the roof, and other new things we've done since the house has been rented. One more week, and it will all be done and check/forms mailed in. And nope - still don't do it online.

            I haven't even sent mine to the accountant yet. I am amazed every year when I read about how happy taxpayers are when they get money back from the IRS at tax time. All that means is that you have given the gubmint your hard earned cash way before they asked for it and way before you need to. I prepay, and still have to pay some at tax time. I'd rather pay them than have them pay me.

              I completely agree with you. Back when I used to support a large payroll system, I wrote myself a spreadsheet and monitored my withholding on a weekly basis, making adjustments to keep what the government had of MY money equal to what I would actually owe at the end of the year. I was able to come out within $10.00 usually, and that made me really happy. Why give the government use of your money for nothing, when you could be putting the extra in a savings account and earning 0.00000001% interest?

                  We always had to pay more when using H&R Block.
                  Used them again when our CPA retired.
                  I soon found another CPA, and now we only have to pay a small amount.
                  Even his cost is a deduction. So we are pleased to once again have a CPA.

                    We use H&R Block also, we take the standard deduction this year, last year due to high dentist bills and other medical expenses we qualified for itemized. I used H&R Block when we had rental property for 5 years and it worked well so I've stuck with it.

                        Just checked our checking account, Federal refund was deposited on 2/17 and State 2/22, I completed and filed it on 2/11 and they said it would take 20 days for the refund so you really can't complain about that, I"m sure electronically filing helped but IRS did well by me and Rhode Island which has had so much bad press the past 2-3 years did well. Have to give credit when it's due, but I'm sure there are others who have had problems, thank goodness it's not us.
